<br />. <br /> <br />. <br /> <br />. <br /> <br />ARDEN HILLS PLANNING COMMISSION - WL Y 17, 2002 <br /> <br />7 <br /> <br />Commissioner Lemberg moved, seconded by Commissioner Duchenes, to approve <br />Planning Case 02-16, North Heights Lutheran Church, Sign Standard Adjustment based <br />on the following findings and with the following conditions: <br /> <br />1. The sign adjustment will allow a sign of exceptional design or a style that will <br />enhance the area or that is more consistent with the architecture and design of <br />the site. <br />2. The sign adjustment will not result in a sign that is inconsistent with the <br />purpose ofthe zoning district in which the property is located. <br />3. The sign does not flash. <br />4. The sign be turned off at 10:00 p.m. <br /> <br />Commissioner Duchenes requested the following friendly amendment: The sign be used <br />exclusively for internal traffic management. Commissioner Lemberg accepted the <br />friendly amendment. <br /> <br />The motion carried unanimously (6-1 Zimmerman). <br /> <br />PLANNING CASE 02-17: LISA AND MACK FERTIG, 1413 COLLEEN AVENUE, <br />SETBACK VARIANCE - PUBLIC HEARING <br /> <br />Staff reviewed their July 10, 2002 report. Staff reviewed the five findings necessary for a <br />variance. Staff recommended approval of a reduced side yard setback of 6 feet, where 10 <br />feet is required. <br /> <br />Commissioner Ricke asked if the other homes along the street wanted to change from a <br />two car to a three car garage, was there room to grant variances to all of those lots. Mr. <br />Parrish replied any other residents would also need to apply for a variance and it would <br />be up to the Commission to look at each request individually. <br /> <br />Conunissioner Ricke expressed concern about setting precedence if a three car garage <br />was allowed. <br /> <br />Commissioner Ricke asked if a two deep garage would fit on this property. Mr. Parrish <br />replied this property could accommodate that type of a proposal. <br /> <br />Chair Sand asked if there were other homes in this neighborhood that had received <br />variances for three car garages. Mr. Parrish replied he did not have this information. <br /> <br />Commissioner Zimmerman stated he did not see this was a hardship. <br /> <br />Commissioner Lemberg asked if they would have access to the backyard if they needed <br />to get a vehicle in there. Mr. Parrish replied without the variance, they would have 17 <br />feet. <br /> <br />Chair Sand asked if there were other homes on the north side of Colleen that had threc <br />car garages. Mr. Fertig replied both of his neighbors had three car garages. <br />
