<br />. <br /> <br />. <br /> <br />. <br /> <br />City of Arden Hills <br /> <br />Chapter 11 Subdivisions <br /> <br />1150.03 Minor Subdivisions of Unplatted Property. <br /> <br />Subd. 1 General. In the case of a proposed subdivision of an unplatted tract ofIand, <br /> <br />which subdivision is small in size and of minor importance and which tract is located in <br /> <br />an area where conditions are well-defined, the City Council, upon review and after <br /> <br />report of the planning commission, may exempt the subdivider from compliance with <br /> <br />some of the provisions ofthis chapter. The provisions from which the subdivision may <br /> <br />be exempted shall be specified by the planning commission at its first meeting at which <br /> <br />tbe subdivider's application under this paragraph is presented. <br /> <br />Subd. 2 Special. Such subdivision may even be exempted from the platting <br /> <br />requirements of this chapter and may be allowed to be accomplished by means of a <br /> <br />surveyor registered land survey provided that the following requirements have been <br /> <br />met: <br /> <br />A. The resultant parcels abut on and have access to an existing public <br /> <br />street, road, thoroughfare or highway; <br /> <br />B. The subdivision will not involve the opening, widening or extension of <br /> <br />any public or private street, road, thoroughfare or highway and will not <br /> <br />involve the dedication, reservation or construction of any type of public <br /> <br />utility; <br /> <br />11 - 46 <br />Public Hearing Draft <br />
