<br />. <br /> <br />The land uses proposed for the campus Master Plan are consistent with the existing site <br />land use, as well as the City's adopted 1982 and conditionally-adopted <br />1998 Comprehensive Plan (see Figures 5, 6 and 7). (The 1998 Comprehensive Plan has <br />been conditionally-adopted by the Metropolitan Council pending the approval of the City's <br />recently submitted Local Storm Water Management Plan, and so both the currently- <br />effective 1982 plan and the conditionally-adopted 1998 plan are discussed.) The 1982 and <br />1998 Comprehensive Plan zoning maps identifY the proposed campus and areas north and <br />south of the campus as I-I (Limited Industrial District) (see Figures 8 and 9). The purpose <br />for an I-I (Limited Industrial District) is to allow only those types and intensities of <br />industrial uses that do not detract from the surrounding area and to maintain performance <br />standards to keep the intensity of land utilization lower than in the general Industrial <br />District. The Guidant Master Plan proposes campus development within the area currently <br />occupied by office/limited industrial uses and maintains a "green" buffer between the <br />campus and adjacent land uses in conformity with zoning regulations. <br /> <br />. <br /> <br />Land use in the areas northwest and west of the AUAR study area (in the City of Arden <br />Hills) includes single-family residential. Land use immediately north and south of the <br />study area (also in the City of Arden Hills) is dominated by commerciallbusiness <br />development (office buildings). The CSM Corporation owns and occupies office buildings <br />north of the campus. The Fair Isaac Company is a tenant of this office complex and <br />employs approximately 700 people. An Xcel Energy electrical sub-station is located <br />directly south of the campus, north of CR F. Arden Woods Office Building, located south <br />of CR F and the campus, is a three-story multi-tenant office building. Also located south <br />of the campus is the Land 0' Lakes corporate headquarters. Land use east of the study area <br />(in the City of Shoreview) is dominated by business campuses, including the Medtronics <br />business campus, and also includes townhomes and apartment buildings, <br /> <br />The land use zoning districts in the area are identified by the City of Arden Hills <br />as I-I zoning to the north and south, and R-I (single-family residential) zoning to the <br />west and northwest. Currently, office buildings are located in these areas zoned <br />as I-I. Cummings Park, located north of the site, is zoned as R-I in <br />the 1982 Comprehensive Plan but as I-I in the November 1998 conditionally adopted <br />comprehensive plan. The zoning districts identified in the adopted 2000 City of Shoreview <br />Comprehensive Plan are R-3 (multi-dwelling residential) and Planned Unit Development <br />(PUD). PUD zoning in Shoreview allows the city flexibility in determining land uses. The <br />existing land uses are consistent with these zoning districts, <br /> <br />Potential Environmental Hazards <br /> <br />Prior to purchasing the property formerly owned by Control Data Systems, two Phase I <br />Environmental Site Assessments (ESA) were completed for this portion of the site. The <br />1997 ESA covered Building F and its boilers (see Figure 3) and the 1998 ESA covered the <br />37.21-acre Control Data Campus in Arden Hills, which includes Building F and adjacent <br />land. <br /> <br />. <br /> <br />Guidant Campus Master Plan <br />Draft AUAR <br /> <br />- 10- <br /> <br />September 2002 <br />
