<br />~ -t <br />~, <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />DESCRIPTION OF AMENDMENTS TO PROPOSED BUILDING <br />LOCATED AT <br />3130 NO. CLEVELAND AVENUE <br /> <br />1. <br /> <br />The proposed building as revised contains a partial two story office building designed in <br />the Prairie style with low pitched hip roof to be consistent and compatible with the <br />neighborhood, Exterior building materials will remain the same (stone or brick and stucco). <br />Entrance canopy has been reduced in height and size. <br /> <br />2. <br /> <br />The building has been partially redesigned to address some issues which came up during <br />leasing and discussion with contractors. The purpose and intent is to make the space on the <br />second floor more flexible for leasing purposes. <br /> <br />3. <br /> <br />The size of the building has been changed slightly and the actual foot print has been reduced <br />from 6,264 square feet down to 5,458 square feet. The depth has been reduced from 66 feet <br />to 54 feet and the width has been increased slightly from 96 feet to 102 feet. <br /> <br />4. <br /> <br />Overall height of the building as shown on the plans will be lower due to the narrowing of <br />the building. It is anticipated that due to changes in the location of the north stairwell (fire <br />exit) and the elimination of the structural components for the prior partial second floor and <br />suggested changes in the thickness of the 1st floor precast concrete, the height will more than <br />likely decrease even further from what is shown. <br /> <br />5. Basement floor will continue to be at the same elevation (i.e. 909 feet). The configuration <br />and plarmed use of the basement space will not change except for the location of the <br />stairwelL <br /> <br />6. Parking will continue to be located on West side of building. The entrance to the parking <br />lot is being moved further to the east which will provide more space between the corner and <br />the entrance which will make the Ramsey County traffic engineers pleased. Parking has been <br />increased from 36 stalls to 45 stalls to meet anticipated tenant needs based on our <br />preliminary discussion with prospective tenants. (Note - Although there is no current on <br />street parking, the site plan reflects on street parking adjacent to the development on both <br />Cleveland A venue and on County Road "D." The width of the boulevard would allow for <br />parking even with a 6 foot walkway which is shown. County engineers have indicated that <br />this is a municipal issue and that they abide by the city's wishes. I would like to see a <br />preliminary approval for on street parking in the areas shown if and when County Road "D" <br />is upgraded between Cleveland and Fairview.) <br /> <br />7. <br /> <br />The proposed grading plan will not be altered. The same basic drainage plan will be used. <br />The current plan is that the direction of the flow of the water for the property will not be <br />altered from the prior approved plan as amended. <br />
