WEB: www.oppidan.com <br /> <br />September 10, 2002 <br /> <br />Mr. Aaron Parrish, City Planner <br />City of Arden Hills <br />1245 West Highway 96 <br />Arden Hills, MN 55112-5794 <br /> <br />RE: Amendment to Cub Foods Development PUD <br />SWC Grey Fox Road & Lexington A venue <br /> <br />Dear Aaron: <br /> <br />This letter is intended to serve as a narrative review of the Amendment to the Planned Unit <br />Development submission for the Cub Foods store at the referenced location. <br /> <br />The development has been approved, as ofthe City Council meeting on Monday September 9, <br />2002. This request is for the following: <br /> <br />. The addition of approximately 4,500 square feet, in the rear of Shannon Square. This <br />expansion will be positioned to allow only a 5 foot setback from the property line, at <br />the very southwest corner of the expansion area. <br /> <br />. <br /> <br />. With the current plan, the parking requirement is 432 spaces and we have 475 spaces, <br />total on the site. The addition of this. space would require approximately 20 more <br />spaces, which we already have. Also, with the elimination of the Cub drive-thru <br />pharmacy lane, we will see a net increase in parking of 12-14 spaces. <br /> <br />Overall, the site is not impacted. We have acceptable parking, greenspace, ponding and area, as <br />was originally approved. The addition only requires a variance in a small portion of the rear lot, <br />which is adjacent to a railroad easement area and a driveway and utility easement area. There are <br />no immediate neighbors who are affected. <br /> <br />We found this modification out a week prior to the final hearing of the City Council. We did not <br />feel it was appropriate to add at the last minute to the discussion and are now asking for the <br />amendment. <br /> <br />We took forward to working with the City to a successful completion of this project.
