<br />ARDEN HILLS PLANNING COMMISSION - OCTOBER 2, 2002 <br /> <br />2 <br /> <br />Staff reviewed their report dated September 26, 2002. Staff recommended approval of the . <br />Amended Planned Unit Development of a Cub Foods and building addition to the <br />Shannon Square Shopping Center with conditions as outlined in their report. <br /> <br />Chair Sand invited applicant to make comment. <br /> <br />Paul Tucci, Oppidan, Inc., stated they were asking for a variance for the setback to allow <br />a relocation of the existing Now Bikes and Fitness operation. He updated the <br />Commission on what the City Council had requested at the last Council meeting. <br /> <br />Commissioner Zimmerman asked where the entrance would be to the Now Bikes and <br />Fitness space. Mr. Tucci replied that the entrance would be from the southwest front <br />corner of Shannon Square. The proposed addition would be to the southwest corner at <br />the rear of the shopping center, creating additional space for the tenant. <br /> <br />Commissioner Zimmerman asked if it was true that they had removed the drive-thru <br />portion of the pharmacy. Mr. Tucci replied Cub had reevaluated the drive-thru pharmacy <br />and it made more sense to take it off for this store, which would increase the parking. <br /> <br />Chair Sand asked if the name of Shannon Square would stay the same. Mr. Tucci replied <br />for the time being it would remain the same. <br /> <br />Chair Sand invited the public to make comment. <br /> <br />. <br /> <br />_ 1076 Islandale (?) Avenue, Shoreview, expressed concern about the traffic issues <br />with this development. <br /> <br />Chair Sand closed the public hearing at 7:13 p.m. <br /> <br />Commissioner Zimmerman moved, seconded by Commissioner Ricke, to approve <br />Planning Case #02-26, Oppidan, Inc. Planned Unit Development Amendment with the <br />following conditions and recommendations: <br /> <br />I. The applicant negotiate an easement with the neighboring property owner <br />for a Fire Access drive around the rear of the building. <br /> <br />2. The applicant construct and maintain an access drive around the rear of the <br />building as per the Lake Johanna Fire Inspector's approval. <br /> <br />3. All necessary building permits are approved by the Building Inspector <br />prior to construction. <br /> <br />The motion carried unanimously (5-0). <br /> <br />PUBLIC HEARING - PLANNING CASE #02-25 - GUIDANT CORPORATION, 4100 . <br />HAMLINE A VENUE NORTH, PLANNED UNIT DEVELOPMENT MASTER PLAN <br />AND PRELIMARY PLAN <br /> <br />Chair Sand opened the Public Hearing at 7:15 p.m. <br />
