<br />H) <br />W <br /> <br />;) <br /> <br />.I <br /> <br />v. <br /> <br />TWIN CITIES ARMY AMMUNITION PLANT AREA (TCAAP) <br />EXISTING AND FUTURE LAND USE <br /> <br />. <br /> <br />The Twin Cities Army Ammunition Plant (TCAAP) area occupies one-third of <br />the total land area of the City. It is approximately 4 square miles or 2,370 acres <br />and is bounded by Highway 96 on the south, HIghways 10 and 3) W on the west, <br />Lexington Avenue on the east and County Road I on the north. The land is <br />anticipated to be released by the federal govemment over the next 20-plus years. <br />Because of its size, its development will have a tremendous impact on the future <br />development and character of the City. See Map 3.1 for existing land use and Map <br />3.2 for future land use. <br /> <br />A master plan, the TeAAP Framework Plan, was created for the area in 1995-96; <br />the general concept reflects the overall values of the community. A second study, the <br />Phase II Implementation Study will be undertaken in 1999. This study will <br />provide much more detailed and specific information on land uses, housing, <br />transportation and utilities. <br /> <br />Portions of the TCAAP site may be used for interim uses in accordance with the <br />Framework Plan. The City intends to take direct action to prevent interim uses <br />that do not follow the guidelines and stated objectives of the TCAAP plan; a legal <br />easement, covenant or agreement to protect the Park Preserve will be pursued. <br /> <br />In summary, the TCAAP area will provide for: <br />o AI, 100 acre park preserve <br />o Preservation of the Rice Creek Corridor <br />o A city park, north of the Army Reserve Center along Lexington Avenue <br /> <br />. <br /> <br />City of Arden Hills Comprehensive Plan - 1998 <br />Land Use <br /> <br />Page 24 <br />
