The applicant is proposing 36 total spaces. As the site plan indicates, the applicant is proposing the 6 stalls in the southwest corner of <br />the property be 9 feet by 16 feet. These stalls will be designated for compact cars only. Parking <br />setback requirements are highlighted below: <br /> <br />Minimum Parkin!!: Setbacks Required Proposed at Shortest Point <br />Parking ROW 20 Feet County D: 17 Feet <br /> Cleveland: 18 Feet <br />Parking Side and Rear 5 Feet 14 Feet <br /> <br />As the table above indicates, the proposed parking setback from the County Road D and <br />Cleveland Avenue right-of-way is slightly less than the reqnired 20 feet, Since this is a POO, a <br />deviation from the code requirement is permissible without granting a variance_ The entire <br />parking area will be curbed, surfaced and striped in accordance with City design standards. <br /> <br />o <br /> <br />7. Access and Circulation, - Meets Code Requirement <br /> <br />Access to the property is proposed from Cleveland Avenue and County Road D. The access to <br />the public street is proposed to be 24 feet wide. A permit from Ramsey County would need to be <br />obtained for the curb cut. Their minimwn requirement is typically 26 feet. Based on the City's <br />zoning code requirements, both of the accesses are located a sufficient distance from the <br />intersection. The Fire Inspector has reviewed the plans and is satisfied with the access and <br />circulation ofthe property. <br /> <br />8. Screening - Meets Code Requirement <br /> <br />Significant landscaping is proposed to screen both the parking on site and adjacent properties. <br />Board on Board fencing is proposed for screening the residential properties on the north, while <br />substantial landscaping, including three 16' high spruce trees, and two large sugar maples are <br />proposed to screen the residential property on the east..
