The Neighborhood Business District requires that "Bicycle Racks shall be provided in an <br />area that is convenient to the main entryway into the building." <br /> <br />Deadline for Al!encv Actions <br /> <br />The City of Arden Hills received the completed application for this request on November 6, <br />2001. Pursuant to Minnesota State Statue, the City must act on this request by January 5,2001 <br />(60 days), unless the City provides the petitioner with written reasons for an additional 60 day <br />review period. The City may with the petitioners consent extend the review period beyond the <br />120 days. <br /> <br />Options <br /> <br />1. <br />2, <br />3. <br /> <br />Recommend approval as submitted. <br />Recommend approval with conditions, <br />Recommend denial. Commission Recommendation <br /> <br />(- <br /> <br />In Planning Case #01-22, the Planning Commission recommends that the Master Plan Planned <br />Unit Development, and Final Planned Unit Development I Site Plan review be approved with <br />the foDowing conditions: <br /> <br />I, Access ramp on the east side of the building use concrete paver and have a surmountable curb, <br />without an apron for the curb cut trea1ment, and not be utilized for a public access, <br />2, The 6 parking stalls on the southwest comer of the property be designated for compact cars only. <br />3. A masonry trash enclosure be provided. <br />4. Decorative lighting as approved by City staff replace the current shoebox light fixtures <br />contemplated in the site plan. <br />5. Two freestanding signs not to exceed 60 total square feet be allowed on the property_ The signs <br />be placed so that a clear vision triangle is maintained, <br />6. A detailed utility plan be submitted to the City Engineer for his approval. <br />7. A revised grading and drainage plan responsive to the issues outlined in the November 29, 200 I <br />Memo from City Engineer be submitted to the City Engineer for his approval. <br />8. A 6 foot wide bituminous trail be placed along the public right-of-way on Cleveland Avenue and <br />County Road D. <br />9. The applicant provide a sign easement for gateway signage near the intersection of County Road <br />D and Cleveland with an area, dimension, and at a location approved by City staff <br />10, A bicycle rack be provided in an area that is convenient to the main entryway into the building. <br /> <br />7 <br />
