Setbacks - Does not meet setback requirement. <br /> <br />The setback requirement for comer lots in residential districts is 40 feet from the property <br />lines which abut a street. The setback requirement for rear yard accessory buildings in all <br />districts is 10 feet from the rear property line. Lot Coverage - Exceeds Code Requirement. <br /> <br />The requirement for all residential districts is a maximum of 25%. The square feet of the <br />house and shed at 1330 Nursery Hill Lane constitute lot coverage of 10%. <br /> <br />3. Landscape Lot Area - Exceeds Code Requirement. <br /> <br />The requirement for all residential districts is a Minimum Landscape Lot Area of 65%. <br />The addition of the shed at 1330 Nursery Hill Lane would leave approximately 85% of <br />the lot as landscape area. <br /> <br />4. Traffic Visibility - Not Applicable. <br /> <br />The Traffic Visibility requirements in the Arden Hills Zoning Ordinance are: <br /> <br />On a corner lot, nothing shall be placed or allowed to grow in such a manner as <br />to impede vision between a height of a two and one-half (2 !6) and ten (10) feet <br />above the center line grades of the intersectinl!: streets within fifieen (15) feet of <br />the intersecting street rights-ol-way. (Section 6C, 2(c)). <br /> <br />There may have been some concern about visibility from the neighboring driveway <br />which is south ofthe shed. However, the shed as currently cited is farther east than the <br />row of evergreen trees which run uorth along the applicant's west property line. <br />
