Would granting the variance alter the essential character of the <br />neighborhood? <br /> <br />No. The row of evergreen trees virtually conceals the shed from view along <br />Hamline Avenue. The applicant has stated that some neighboring property <br />owners have believe the shed is a benefit in that it blocks the sight lines from their <br />rear yards to Hamline Avenue. <br /> <br />6. Is the variance requested the minimum variance necessary? <br /> <br />Yes. While the Side Yard Comer variance is for 40 feet and the Rear Yard <br />(accessory) variance is for 4 feet, the location of the shed is the only reasonable <br />place for a shed on this property. <br /> <br />Deadline for Al!encv Actions <br /> <br />The City of Arden Hills received the completed application for this request on October 9, <br />2002. Pursuant to Minnesota State Statue, the city must act on this request by December <br />8,2002 (60 days), unless the City provides the petitioner with written reasons for an <br />additional 60 day review period. The city may with the petitioner's consent extend the <br />review period beyond the 120 days. <br /> <br />Options <br /> <br />1. Recommend approval as submitted. <br />2. Recommend approval with conditions. <br />3. Recommend denial. lfthe City denies the petitioner's request, "... it must <br />state in writing the reasons for the denial at the time that it denies the request". <br />4.
