<br />ARDEN HILLS PLANNING COMMISSION - DECEMBER 4, 2002 <br /> <br />6 <br /> <br />noted there would be roughly one instructor per 25 students. He stated there would also . <br />be one administrator and one administrative assistant. <br /> <br />Commissioner Zimmerman inquired about lunch preparation. Mr. Glasow stated they <br />had a kitchen on-site where the food would be prepared. <br /> <br />Chair Sand indicated they would have enough parking spaces, even if everyone drove. <br />He noted the real issue was traffic issues. <br /> <br />Commissioner Ricke asked what the proposed start and ending times were. She noted <br />concern about the traffic in that area, but it might make a difference depending on how <br />times were staggered. Mr. Glasow replied they anticipated their start time would be <br />closer to their elementary start time, which was at 8:50 a.m. He noted this would not <br />conflict with the other schools in the area. <br /> <br />Francis Podlasek, 4410 North Snelling Avenue, stated North Heights had been a good <br />neighbor, but he had concerns about the traffic going south on Snelling Avenue. He <br />asked for assurances that the students would not use Snelling Avenue. <br /> <br />Mr. Glasow stated the commuting part would be to campus and home again with <br />commnting between Bethel and North Heights by bus. The students would not be driving <br />between the two campuses. He assured the Commission the buses would go down <br />Highway 96 and not down North Snelling. <br /> <br />Chair Sand closed the public hearing at 8:22 p.m, <br /> <br />. <br /> <br />Commissioner Zimmerman moved, seconded by Commissioner Bezdicek, to approve <br />Planning Case #02-34, North Heights Church, Special Use Permit, subject to the <br />following conditions and recommendations: <br /> <br />I. The main parking lot access drive for the high school use shall be from <br />Highway 96 and North Heights Church shall direct as much traffic to the <br />Highway 96 access drive as possible. <br /> <br />The motion carried unanimously (5-0), <br /> <br />UNFINISHED AND NEW BUSINESS <br /> <br />A. PLANNING CASE #02-28 - DEAN & SUZANNE VOLKERT, 1330 NURSERY <br />HILL LANE, VARIANCE <br /> <br />Staff stated applicant was requesting a variance a garden shed to remain in the Side Yard <br />Corner Setback area. He noted the garden shed would be moved to the northeast, which <br />was different location than the original location in the southwest comer of the lot. He <br />noted the proposed location was the only other option applicant had for the placement of <br />the shed. <br /> <br />. <br /> <br />Chair Sand asked which location were they being asked to approve, location A or <br />location B. Mr. Hellegers replied they were being asked to approve location A. <br />
