A final utility plan shaH be submitted to the City Engineer for his approval. <br /> <br />7. Any new sanitary sewer line that connects to the line at the southwest comer of the site <br />be located three (3) feet above the existing line and then dropped in to reach the existing <br />line. <br /> <br />8. A final grading and drainage plan be submitted to the City Engineer for his approval. <br /> <br />9. A detail storm water management plan shall be submitted to the City Engineer for his <br />approval. <br /> <br />10. A masonry trash enclosure shall be provided using materials that match the primary <br />building. <br /> <br />11, The applicant shall provide the city with an easement for the lift station located at the <br />southwest comer of the site. <br /> <br />12, The applicant shall provide the city with a signage easement at the comer of County <br />Road E2 and Cleveland A venue for a Gateway Sign. <br /> <br />13, The applicant shall provide and install sidewalks adjacent to the public right-of-way <br />along both the north and west side of the property. <br /> <br />14. The applicant shall provide a bicycle rack adjacent to the sidewalk along the front ofthe . <br />building. <br /> <br />15. A PUD Permit and Development Agreement be approved by the City Council prior to the <br />issuance of a building permit. <br /> <br />16. The applicant obtains all necessary permits from Ramsey County. <br /> <br />17. Compliance with the applicable provisions of the Zoning Ordinance, <br /> <br />18, If necessary, further review of parking requirements be conducted within a six month to <br />one year period to determine if the estimated traffic and parking required for the proposed <br />building is consistent with the Building and Professional Office use. <br /> <br />19. That any exterior signage not on the building be a monument style sign, reviewed by staff <br />and subject to the City's signage ordinance, <br /> <br />Update <br /> <br />Subsequent to the Planning Commission meeting, staff noticed that the aesthetic element of the <br />building was not fully addressed by the conditions of approval. Staff had suggested that the <br />cultured stone base be continued along the sides of the property and this item was discussed by <br />the Planning Commission however it was not reflected in the Commission's recommendation. <br /> <br />The City Attorney has recommended that the applicant plat the property. Staff has <br />recommended adding a condition that the applicant must plat the property prior to issuance of a <br />building permit. <br /> <br />. <br />
