Setbacks - Does not meet setback requirement.

The setback requirement for comer lots in residential districts is 40 feet from the property
lines which abut a street. The setback requirement for rear yard accessory buildings in all
districts is 10 feet from the rear property line. The accessory shed is currently placed in
the southwest comer of the lot, along the property line that abuts Hamline Avenue. The
new proposed location would move the shed farther to the north and east and would be
much closer to the house. This location would still require a variance but it would be a
much smaller variance than previously requested.

Accessory Buildings

:;:jtl!~{~f

Side Yard Comer
Setback
Rear Setback
(accessory)

40'

10'

10'
