Lynch, husband and wife, (herein <br />"Grantor") are the fee ownerS of 'che following described real <br />estate situated in Ramsey County, Minnesota: <br /> <br />That part of Lot I, HACKNEY PARK, according to the <br />recorded plat thereof, Ramsey County, Minnesota, lying <br />Northeasterly and Easterly of a line beginning at a point <br />on the northwesterly line of said Lot I, distant 151 feet <br />on an assumed bearing of South 51 degrees 01 minutes 00 <br />seconds West from the northeast corner of said Lot 1; <br />thence South 57 degrees 27 minutes 40 seconds East to the <br />intersection with a line drawn parallel to and 25 feet <br />west of the east line of said Lot 1; thence South along <br />said parallel line to the shoreline of Lake Josephine. <br />Except that part of said Lot 1 lying Northeasterly of a <br />line beginning at a point on the northwesterly line of <br />said Lot I, distant 70 feet southwesterly of the <br />northeast corner thereof; thence Southeasterly to a point <br />on the east line of said Lot I, distant 70 feet South of <br />the northeast corner thereof ("Subject property"). <br /> <br />In order to document the location of an existing water service and <br />in fulfillment of a prior agreement, Grantor does hereby grant to <br />the City of Arden Hills, a municipal corporation and political <br />subdivision of the State of Ninnesota, its successors and assigns, <br />a permanent easement for the construction, maintenance, operation, <br />inspection and repair of a public utility easement; together with <br />a permanent easement for ingress and egress at any and all times <br />with all machinery, tools, equipment, vehicles and materials <br />necessary for the aforesaid purposes, over, under and across the <br />following portion of the above-described Subject Property: <br /> <br />Said permanent easement being a 10.00 feet wide strip of <br />land adjoining the northwesterly line of Lot I, Hackney <br />Park, Ramsey County, Minnesota; the northwesterly line of <br />said easement is described as beginning at a point on the <br />northwesterly line of said Lot I, distant 110 feet <br />southwesterly of the northeast corner of said Lot 1; <br />thence southwesterly along said northwesterly line of <br />
