DESCRIPTION <br /> <br />AUAR: <br />Instead of the information called for on the EA W Form, the description section of an <br />A UAR should include the following elements for each major development scenario: <br /> <br />. <br /> <br />anticipated types and intensity (density) of residential and commercial <br />/warehousellimited industrial development throughout the A UAR area; <br /> <br />. <br /> <br />infrastructure planned to serve the development (roads, sewers, water, storm water <br />system, etc.). Roadways intended primarily to serve the adjoining land uses within an <br />AUAR area are normally expected to be reviewed as part of an AUAR. More <br />"arterial" types of roadways that would cross an A UAR area are an optional inclusion <br />in the A UAR analysis; if they are to be included, a more intensive level of review, <br />generally including an analysis of alternative routes, is necessary; <br /> <br />. <br /> <br />information about the anticipated staging of various developments, to the extent <br />known, and of the infrastructure, and how the infrastructure staging will influence the <br />development schedule. <br /> <br />Note: The RGU must assure that the development described complies with the <br />requirements of MN Rules 4410.3610, Subpart 3 (and also that it properly orders the <br />AUAR and sets the description in that order as required by 4410.3610, Subpart 3). <br /> <br />INTRODUCTION <br /> <br />This Alternative Urban Areawidc Rcview (AUAR) was initiatcd by the Guidant <br />Corporation (Guidant) to identify and document potential cumulative environmental <br />impacts and infrastructure needs related to the further development of the Guidant Campus <br /> <br />Guidant Campus Master Plan <br />Final AUAR and Mitigation Plan <br /> <br />January 2003 <br /> <br />- 3 - <br />
