In this situation <br />the building alterations are to the north (front), the south (rear), and the west (side yard <br />interior). The setback requirement for comer lots in the B-2 district is 50 feet from the <br />property lines Which abut a street. The existing building was constructed 39.8 feet from the <br />east property line; the drive-in bank would not encroach any further on the east property line. <br />Therefore, theses changes are in conformance with Zoning Code requirements. <br /> <br />3. Lot Coverage - Code Requirement Met <br /> <br />The B-2 General Business District requires that no more than 40% of the lot be covered by <br />structure. The proposed building footprint is 6,966 square feet while the parcel is 83,101 <br />square feet. This results in approximately 9% ofthe lot being covered by structure. <br /> <br />4. Floor Area Ratio - Code Requirement Met <br /> <br />The floor area tatio is obtained by dividing the sum of a buildings floor area by the amount of <br />the lot area. The floor area ratio cannot exceed 0.8 for the B-2 General Business District. . <br />The FAR for this project is 0.1, much less than the maximum permitted. <br /> <br />5. LandScape Lot Area - Landscape area requirement met; Landscaping requirements may be <br />met depending on Council's determination oj plant materials. <br /> <br />The minimum amount of landscape area for the B-2 General Business District is 25% of the <br />lot area. The proposal shows 52,054 square feet of landscape area of the total lot area of <br />83,101 square feet or 62.64 percent. <br /> <br />Currently, the lot has at least two dozen trees which will remain (following the proposed <br />building expansion) in addition to two wooded areas on the south and west sides of the <br />property. Landscaping requirements listed in Appendix A: Procedural Manual, Landscape <br />Plan, Design Requirements, 7, state the following: <br />Plant materials existing on a site at the time oj development or expansion oj <br />structures, may be used as a credit against the requirements oj these landscape <br />regulations; the City Council shall determine the extent oj credit allowed, based on an <br />evaluation oj species, size, location, quality oj existing plant materials and the <br />consistency with the intent oj these regulations. <br />The landscaping on the south and west sides of the property is substantially more than what <br />would be required of any new development not to mention that the existing trees are mature. <br /> <br />Under the City's landscape plan design requirements 21.8 caliper inches of trees are required . <br />(the minimum total caliper inches required for trees can be arrived at by dividing the gross <br />square footage of all floors of the building [6,966] by 320). The applicant has proposed 15 <br />caliper inches of deciduous, coniferous, and ornamental trees on the property. The proposed <br />
