<br />e <br /> <br />DESCRIPTION OF REQUEST <br /> <br />We propose remodeling the existing property at 1240 West County Road E. in Arden Hills, <br />Minnesota. <br /> <br />The site modifications would include curb and paving reconfiguration to accommodate a new <br />drive-through teller area. The access to the site along Pine Tree Drive and the adjacent <br />directional sign would be relocated. to align with access across the street. Adding a right-out <br />access to County Road E will be discussed with the County. The parking lot would be <br />reconfigured to accommodate required parking. The existing garage area will be converted to <br />office function so the paved access drive to this area will be removed and landscaped. A <br />general landscape upgrade is also planned around the building, in the parking islands and <br />around the drive-through lane. <br /> <br />The building modifications would include replacement ofthe existing drive-through canopy to <br />accommodate the required number of lanes and clearance height. An addition of 3,061 SF on <br />the South side is planned, which includes a new entry component that adds architectural e <br />interest. The other modifications would be interior remodeling to meeting programmatic <br />requirements of a bank tenant. <br /> <br />The lot is approximately 83,101 SF.
