<br />CITY OF ARDEN HILLS <br />ORDINANCE NO. 343 <br /> <br />. <br /> <br />AN INTERIM ORDINANCE IMPLEMENTING A DEVELOPMENT MORATORIUM ON <br />CERTAIN PROPERTY WITHIN THE CITY OF ARDEN HILLS <br /> <br />THE ARDEN HILLS CITY COUNCIL ORDAINS: <br /> <br />1.0 Recitals. <br /> <br />A. The City of Arden Hills (the "City") has a Comprehensive Land Use Plan <br />("Comprehensive Plan") which identifies all or portions of the following <br />parcels (collectively, the "Moratorium Area Parcels") as being within the <br />"NB: Neighborhood Business" classification: <br /> <br />1. Tax Parcel No. 283023320031; <br />2. Tax Parcel No. 283023320030; <br /> <br />3. Tax Parcel Nos, 283023320004,283023320006,283023320007, <br />283023320008,283023320009,and283023320010,exceptthe <br />East 300 feet of each such parcel; <br /> <br />4. <br /> <br />Tax Parcel No. 283023320037 <br /> <br />. <br /> <br />5, Tax Parcel No. 283023320019; and <br />6. Tax Parcel No. 283023320014. <br /> <br />B. Contrary to the designation contained in the City's Comprehensive Plan, <br />the City's Zoning Map indicates that all or a portions of the Moratorium <br />Area Parcels are located within the "R-2: Single and Two Family <br />Residential District". <br /> <br />C. The City has received an inquiry regarding one of the Moratorium Area <br />Parcels which could result in a development that would be consistent with <br />the City's Zoning Map but would be inconsistent with the City's <br />Comprehensive Plan, <br /> <br />D. The City is in the process of reviewing and resolving the conflict between <br />the Zoning Map and the Comprehensive Plan for the Moratorium Area <br />Parcels and needs additional time to complete the review process. <br /> <br />E. <br /> <br />In order to protect the integrity of its comprehensive plan, the planning <br />process, and the health, safety and welfare of the citizens of the City of <br /> <br />. <br /> <br />I <br />
