Table for additional information. <br /> <br />Staff Recommendation <br /> <br />In Planning Case #02-05A. staff recommends that the site plan be approved with the following <br />conditions: <br /> <br />I. The applicant obtains final plat approval prior to the issuance of a building permit. <br /> <br />2. The applicant submit a revised landscape plan to include 250 caliper inches oflandscaping as <br />approved by staff. The percentage of caliper inches shall be consistent with the percentages . <br />outlined in the Zoning Ordinance. <br /> <br />3. The skyway over Fernwood Avenue not be constructed until the street is vacated, or an <br />alternative arrangement is agreed to by the City. <br /> <br />4. Installing an additional hydrant on both the north and south side of the building as approved <br />by the Fire Inspector. <br /> <br />5. A final grading, drainage, and utility plan be submitted to and approved by the City Engineer. <br /> <br />6. The applicant submit a landscape performance bond or other surety for 125% of the cost of <br />materials and installation valid one full year from the date of installation prior to the issuance <br />of a building permit. <br /> <br />7. The applicant obtains all necessary permits from the Rice Creek WaterShed District, MPCA, <br />and other govemmental entities. <br /> <br />8. Compliance with the Zoning Code and related municipal ordinances. <br /> <br />In Planning Case #02-05B, staff recommends that the setback and height variance be approved <br />based on the followingfmdings: <br /> <br />I. The circumstances for which the variance is requested are unique to the property. . <br />2. Granting the variance would be in keeping with the spirit and intent of the City's Zoning <br />
