That the revised site plan from Case #03-01 prepared by Mohagen Architects Ltd., dated <br />January 27, 2003, and signed by the City Planner, be amended to eliminate the direct access <br />to County Road E, but reserving the applicant's right to submit a revised site plan for review <br />at a future date, be attached to the Special Use Permit from case #02-29. <br /> <br />5. If the applicant chooses to upgrade the water service to the site and access the 16" water <br />main, the applicant shall wet tap and repair Pine Tree Drive to its existing condition per the <br />approval ofthe City Engineer. <br /> <br />6. That the applicant meet the minimum requirement for the size of ornamental trees by <br />providing the 10 Spring Snow Crabapples of at least 2 caliper inches each (in place of the 1.5 <br />caliper inch trees proposed). <br /> <br />7. The applicant shall submit a landscape performance bond or other surety for 125% of the cost <br />of materials and installation valid one full year from the date of installation. <br /> <br />8. A final utility plan shall be submitted to the City Engineer for approval. <br /> <br />9. A masohry trash enclosure shall be provided using materials that match the primary building. <br /> <br />10. The applicant obtains all necessary pennits from Ramsey County. <br /> <br />11. Compliance with the applicable provisions of the Zoning Ordinance. <br /> <br />12. The applicant will comply with the 60 square foot maximum for wall signage. <br /> <br />13. The applicant will not change the location of the existing pylon signs. <br /> <br />14. The company symbol identified as the anchor will be located at either point A or B, at the <br />discretion of the applicant, but will not be located along County Road E (See attached site <br />plan for anchor symbol locations). <br /> <br />Subsequent to thiS meeting, the applicant determined that they would like to revisit the <br />opportunity for an access drive onto County Road E. <br /> <br />PC #03-01 - 03/Ilf03 - Page 2 of2 <br />
