<br />. <br /> <br />. <br /> <br />. <br /> <br />To: City of Arden Hills <br /> <br />March 31, 2003 <br /> <br />From: Greg & Pamela Clifford <br />4422 Pleasant Drive <br />Arden Hills, MN, 55112 <br /> <br />Regarding: 2003 PMP assessment for 4422 Pleasant Drive in Karth Lake East <br /> <br />To whom it may concern, I would like to appeal the $6,196.50 which has been <br />proposed as the assessment to 4422 Pleasant drive (my home). This is <br />associated with the re-paving of the Karth Lake East neighborhood. <br /> <br />This residence is a corner lot (bordered by Amble Dr. and Pleasant Dr.). In 1998 * <br />I was assessed $4,723.67 (93.5 f1- x $48.95 per foot) for the re-paving of Amble <br />Drive. Given this recent assessment I submit the "comer lot adjusted front <br />footage" method should be used to compute the assessment for this stage of the <br />"Pavement Management Project". <br /> <br />Using the "corner lot adjusted front footage" method (see attached provided by <br />the City of Arden Hills) I compute the 2003 assessment to be: <br /> <br />Short Side of corner lot = 96.54 ft. <br />Long Side of corner lot = 123.53 ft. <br /> <br />Adjusted front footage = 96.54 ft. + 1/3 x 123.53 ft. = 137.7 ft. <br />hence, <br />Adjusted assessment = (137.7 x $51) - $4723.67(1998 payment) = $2300. <br /> <br />Given the fact that there is a policy in place for more fairty assessing the road <br />improvements for corner lots, I submit the equitable assessment for this project is <br />$2,300. <br /> <br />If you have any questions please feel free to contact me at (651) 636-2796 <br />(home) or (651) 697-0595 (work). <br /> <br />Sincerely, Greg & Pamela Clifford <br /> <br />~~ '0,/" <br /> <br />P M7LJ !3 hi /tJ-3 <br /> <br /> <br />~ Per f ~ w",-~J 4k *- tlA ~O'rf.- <br />
