<.

..
,

I am building an addition on my house with 24 by 26 foot garage. The property .
is 80. by 200 feet. In order to conform to the rest of the neighborhood, I have to ask
for a six-foot variance. The home was built in 1954 with a single car garage. As it
stands now, the neighbor to the north and I have single car garages. The only two
single car garages on Glen Arden Road. I bought the home sixteen years ago. Over
time I have purchased a boat, recreational vehicles, etc. In Arden Hills, you cannot park
these things in your driveway so I have nowhere to store them or more than one
vehicle, which is why I have to build a new garage.
To be able to make a sixteen-foot garage door work, I will need a six-foot
variance. In the plans, the garage is 24 by 26 feet. I have to put six feet behind the
house to make it fit. That leaves nineteen feet for the framing and the door. That
leaves two feet between the garage and the house, which I could make work.
If I were to set the garage farther out in the backyard, it would alter the
essential character of the neighborhood. Every garage on Glen Arden Road is attached
to the home. When you look across the back yards, you see trees and lawn. It would
obstruct the view of the neighbors and look out of place with the rest of the homes. I
could build a bigger garage if set back, but then the driveway would be approximately
140 feet long with the excessive water runoff. I feel the best interest of the neighbors
and the city would be to put the garage by the house.
Should the variance be granted, there would still be plenty of room for the
neighbor to the north to have access to their backyard if they would have to for some
reason. They have no access to the north side of their home. The distance between
the two homes on the north side is approximately twelve feet.
I believe that by granting the variance, it will not alter the spirit and content of .
the cities' zoning code. As the garage stands now, there would be 21 feet, which would
be consistent with the other homes on Glen Arden Road. That would make the building
work.

RECEIVED
MAR I 2 Z003

CITY OF ARDEN HILLS

.
