I have a <br />few general comments pertaining to Utilities, Drainage and Traffic. <br /> <br />Utilities . <br />In general the Master Planned Unit Development will need to show detailed utility plans which <br />address issues pertaining to sanitary sewer and watermain and future connections if necessary. <br /> <br />Sanitary Sewer <br />The existing 8" sanitary sewer runs west along CSAH 96 and south along TH 10 and <br />crosses TH 10 to Parkshore Drive. This line is and will be adequate as it only serves the <br />2 churches and a private residence. <br /> <br />Watermain <br />The watermain along CSAH 96 is being upgraded to a 12" line as part of the CSAH 96 <br />reconstruction project. The new 12" line will extend to the North Heights church location <br />and will be more than adequate to supply the water demands of the Church. <br /> <br />Drainage <br /> <br />North Heights Church will be required to apply for a drainage permit from the Rice Creek <br />Watershed District (RCWD) and meet the runoff and BMP requirements established by <br />RCWD for any new construction. <br /> <br />The City and Ramsey County have eoordinated with North Heights on the location of the <br />proposed pond in the southeast comer of the 11I 10 and CSAH 96 intersection. The pond <br />being construeted in that location for the CSAH 96 project is designed that North Heights . <br />can add extra capacity to it if needed. <br />
