It appears that all of the homes on these lots have been buit far enough to the front of their lots that no variance would be needed for a similar deck IepIacement and enhancement project. 3, Relationships with abutting properly wilt not be adversely affected by the Variance. The proposed deck enllancemenls wiD only be s1ighUy visible to any of our neighbors in the abuUing propeI1ies which are all on the Indian Oaks Trail cul-de-sac. To the South: The deck enhancements we are proposing are aD in the rear of our home, which is completely bounded by the woods defining the Northern edge of Floral Park. With the woods being so thick and dense, the rear of our home and the deck carmoI be seen from anyone in the parK walking on the asphalt path or playing on the basebaI diamond (see accompanying photographs labeled 'A1', 'AT and woods border on the left of 'B1" To the East: The deck enhancemenls we are proposing are all in the rear of our home beginning in the middle of the home extencfll1Q to the west Because the position of our neighbors house to the East is set farther to the front of their lot; from their poo;hfdeck they can see only a verJ sma. portion of our CUITeIlt (and new) deck from a tfisIanoe of pelhaps 45-50' (see accompanying photographs labeled '8' ). ' To the North Westf."iest: The deck enhancements we are proposing all face Floral Park to the South, The portion of the ament deck over our tuck-under garages facing west wiD just be replaced. Only one side of the proposed new "kw.Ier deck" wiD be visible to our neighboIs to the West and wiD essentially present the same visual image as is lhere now, As seen in the site , plan, the neighboIs are quite a dislanre -av (100 -150' - see accompanying photograph labeled 'C'), To the North: Only the end of the deck, which WIaps around the West end of our home over our bMl tuck-under garages, can be seen by our neighbors across the cukIe-sac to the NoIth WestINorlh. Bolh of these neighbors are at least 100'-150' -av from us (see accompanying photograph labeled '0'). As part of our efforts to replace and enhance our deck, we have COl.laded aD of our neighbors living on the cukle-sac.
