Setbacks - Does not meet requirement. <br /> <br />The side yard interior minimum setback for accessory buildings in the R-2 district is 10 <br />feet. The applicant's garage was sited at approximately 5 feet from the west property line <br />before it was destroyed. Landscape Lot Area - Exceeds Code Requirement. <br /> <br />The requirement for all residential districts is a Minimum Landscape Lot Area of 65%. <br />Construction of the new garage would leave approximately 84% of the lot as landscape <br />area. <br /> <br />Variance Criteria <br /> <br />According to Ramsey County Property Records the home and original garage were <br />constructed in 1941.
