The sign adjustment wilI allow a sign of exceptional design or a style that wilI enhance the <br />area or that is more consistent with the architecture and design of the site. . <br /> <br />3. The sign adjustment will not result in a sign that is inconsistent with the purpose of the <br />zoning district in which the property is located. <br /> <br />Therefore, in Planning Case #03-18 the Planning Conunission is recommending approval of the <br />Sign Standard Adjustment subject to the following conditions: <br /> <br />1. The sign shall be located north of the pedestrian easement which runs along the <br />north side of County Road E and is identified as document #2114935. Upon <br />application for a sign permit the applicant shall furnish the City Planner with a <br />site plan and/or survey which verifies that the location of the sign is not within the <br />pedestrian easement. <br /> <br />2. If the current driveway access easement, identified as document #2204146, does <br />not pennit signage that the applicant shall have the easement amended so to <br />permit signage within the easement area prior to the issuance of a signage pennit. <br /> <br />3. The applicant shall file a signage application with the City Planner for approval <br />prior to the issuance of a signage pennit. <br /> <br />4. <br /> <br />The applicant shall file all necessary building and electrical pennits with the City <br />Building Official for approval prior to the issuance of a building or electrical <br />pennit. <br /> <br />. <br /> <br />Options <br /> <br />1. Recommend approval as submitted. <br />2. Recommend approval with conditions. <br />3. Recommend denial with reasons for denial. If the City denies the petitioners request, <br />".. .it must state in writing the reasons for the denial at the time it denies the request." <br />4. Table for additional information. <br /> <br />Deadline for Al!encv Actions <br /> <br />The City of Arden HilIs received the completed application for this request on July 31,2003, <br />Pursuant to Minnesota State Statue, the city must act on this request by September 30,2003 (60 <br />days), unless the City provides the petitioner with written reasons for an additional 60 day review <br />period.
