In addition, the applicant <br />is requesting the sign be allowed to sit in the appficant's access easement which is the <br />property's only access to a public street. <br /> <br />Due to the property not having frontage along County Road E, the property is considered <br />to be in Sign District 7; I-Ffex, Gateway, and NoncFrontage Commercial. Technically, <br />the property under the easement belongs to Carroll's Furniture and there is an access <br />easement that allows both Insty-Prints and All-American Engineering and Manufacturing <br />to access their properties. Ifthe property did have frontage on County Road E it would <br />be permitted to have a freestanding sign of approximately 80 square feet, 22 feet high, <br />with external, internal, or backlit lighting. However, the applicant would still have to <br />have the sign on their property and not in an easement area. <br /> <br />. <br /> <br />The sign that the applicant has proposed would provide signage for both the Insty-Prints <br />and for All-American Engineering and Manufacturing. 'This attempts to address the fack <br />of visibility that the two businesses have since their locations are obscured behind the <br />Carroll's Furniture and Holiday Inn. Having the signage for both businesses on one sign <br />provides attractive signage and increased visibility from County Road E for both <br />business, eliminates some of the potential clutter by having one sign instead of two. <br />Furthermore, the proposed sign would be an improvement over the current sign for AII- <br />American Engineering and Manufacturing. <br /> <br />In addition to the access easement for the two businesses there is a 20-foot pedestrian <br />easement which runs parallel to County Road E and is adjacent to the right-of-way. It <br />appears that there may be several properties which already have sigliage or landscaping <br />in this pedestrian easement.
