Due to the location of the property, and since the proposed sign will serve two businesses and allow for the removal of one poorly maintained sign, staff makes the following findings that: 1. There are site conditions which require a sign adjustment to allow the sign to be reasonably visible from a street immediately adjacent to the site. 2. The sign adjustment will allow a sign of exceptional design or a style that will enhance the area or that is more consistent with the architecture and design of the site. 3. The sign adjustment will not result in a sign that is inconsistent with the purpose of the zoning district in which the property is located. Therefore, in Planning Case #03-18 staff recommends approval of the Sign Standard Adjustment subject to the following conditions: 1. The sign shall be located north of the pedestrian easement which runs along the north side of County Road E and is identified as document #2114935, Upon application for a sign permit the applicant shall furnish the City Planner with a site plan and/or survey which verifies that the location of the sign is not within the pedestrian easement. . 2. If the current driveway access easement, identified as document #2204146, does not permit signage that the applicant shall have the easement amended so to permit signage within the easement area prior to the issuance of a signage permit. 3. The applicant shall file a signage application with the City Planner for approval prior to the issuance of a signage permit. 4. The applicant shall file all necessary building and electrical permits with the City Building Official for approval prior to the issuance of a building or electrical permit.
