<br />\/ f <br /> <br />() <br /> <br />(-) <br /> <br />Recommendation <br /> <br />. <br /> <br />Due to the location of the property, and since the proposed sign will serve two businesses <br />and allow for the removal of one poorly maintained sign, staff makes the following <br />findings that: <br /> <br />1. There are site conditions which require a sign adjustment to allow the sign to be <br />reasonably visible from a street immediately adjacent to the site. <br /> <br />2. The sign adjustment will allow a sign of exceptional design or a style that will <br />enhance the area or that is more consistent with the architecture and design of the site. <br /> <br />3. The sign adjustment will not result in a sign that is inconsistent with the purpose of <br />the zoning district in which the property is located. <br /> <br />Therefore, in Planning Case #03-18 staff recommends approval of the Sign Standard <br />Adjustment subject to the following conditions: <br /> <br />1. <br /> <br />The sign shall be located north of the pedestrian easement which runs <br />along the north side of County Road E and is identified as document <br />#2114935, Upon application for a sign permit the applicant shall furnish <br />the City Planner with a site plan and/or survey which verifies that the <br />location of the sign is not within the pedestrian easement. <br /> <br />. <br /> <br />2. If the current driveway access easement, identified as document <br />#2204146, does not permit signage that the applicant shall have the <br />easement amended so to permit signage within the easement area prior to <br />the issuance of a signage permit. <br /> <br />3. The applicant shall file a signage application with the City Planner for <br />approval prior to the issuance of a signage permit. <br /> <br />4. The applicant shall file all necessary building and electrical permits with <br />the City Building Official for approval prior to the issuance of a building <br />or electrical permit. <br /> <br />Attachments <br /> <br />4Bl Statement, site plans, renderings of the proposed sign, and photographs <br />submitted by the applicant. <br />4B2 - Location Map. <br /> <br />. <br /> <br />PC #03.18 - PC Report 08106103 .
