City Engineer's Review Comments. The following comments were provided by <br />the City Engineer and should be incorporated into the final plans: <br /> <br />a) The developer should provide a detailed removals plan and summary of trees <br />to be removed along with proposed landscaping plan; <br />b) The ditch subdrain does not have an outlet illustrated on the plans - this <br />should be reviewed by the developer and added to the final plans; <br />c) The proposed roadway widths and geometry should be shown on the plans; <br />d) The plans should include the proposed pavement sections for roadways and <br />driveways; <br />e) The plans should indicate how construction access will work while <br />maintaining emergency access to the site and vehicle access to the remaining <br />parking lots; <br />f) The project may require additional hydrant(s) around the structure - defer to <br />the Fire Marshall for these requirements; <br />g) It appears that a retaining wall will be needed between the proposed access <br />drive and the existing parking lot to the east - this should be reflected on the <br />proposed plans; <br />h) The main access to County Road F is 24 feet wide and the proposed plans do <br />not indicate any widening of this, Recommend the developer review this and <br />consider a three lane (36 - 40 foot wide) access with two exist lanes (striped <br />accordingly) and one entrance lane; and <br />i) The proposed ramp will need connection to the stonn sewer system and <br />possibly sanitary sewer and water systems - no such connections are indicated <br />on the submittal. <br /> <br />. <br /> <br />Deadline for Al!encv Actions <br />The City of Arden Hills received a complete application for this request on January 9, <br />2001. Pursuant to Minnesota State Statute, the City must act on this request by March 10, <br />2001 (60 days), unless the City provides the petitioner with written reasons for an <br />additional60-day review period, The additional review period would extend to May 9, <br />2001, The City may, with the petitioners' consent, extend the review period beyond the <br />May 9, 2001 date, <br /> <br />Lastly, if the City denies the petitioners' request, "", it must state in writing, the reasons <br />for denial at the time that it denies the request" <br /> <br />Options <br />1, Recommend approval as submitted, <br />2, Recommend approval with conditions, <br />3, Recommend denial with reasons for denial. <br />4, Table for additional infonnation, <br /> <br />. <br /> <br />7 <br />
