.. II ..,
.. .... I

OVERVIEW

Guidant Corporation
Campus Master Plan
Arden Hills. Minnesota

~ ~ ~,

,0"
( f
..,'

, I
l..,._i

PARKING STRUCTURE
DESIGN NARRATIVE

.

As Guidant's site exists today, a lalge proportion of the site is devoted 10 surface parking, An important
design ooncept of the master plan is to facifitate the replacement of impervious sulfaces wi1h
landscaping and green space by relocating and ooncentrating parl<ing in ramps. Even as Guidmt adds
employees in future years there will be a net reduction in surface parking 01 over 2600 stalls in the final
stage of the master plan.

In the initial stages of the master plan design a decision was made 10 site par1<ing ramps near the
perimeter of the campus, The primary benefit of this is the reduction of auto traffIC through the site, whid1
will reduce the amounl of infrastructure devoted to cars and create a more pedestrian-friendly
environment throughout the interior of the campus, An additional site oonsideration was Iocaling the
parl<ing ramps in such a way as to not overly burden any particular local roadway with the traffIC eoterilg
and exiting the ramps,

During discussions with the neighborhood \\Or1<ing group many residents raised ooncems about the
visual impact of new par1<ing ramps, especially those sited adjacent to residential neighborhoods, In
response, Guidant has made a signifICant oommitment 10 place parl<ing below grade where site
oonditions make it possible, The original master plan did not show any below-grade parking. wheIeas all
parl<ing ramps have varying amounts of underground par1<ing in the revised plan,

Another ooncem raised by residents was that 01 light emanating from the par1<ing structures, as wet as
from cars themselves, In response, Guidant will make efforts to screen ramps where necessary, While
Guidanfs site provides a natural landscape barrier in many areas, ad<fllionallandscape and architectural
design will be employed where greater mitigation of light is necessary, Guidant also anticipates giving .
particular oonsideration to the north and west faces 01 parking ramps #3 and #4. as these ramps direcUy
face residential neighbortloods,

In the Spring of 2001. Guidant presented a 6OIH:ar parking ramp design III the Arden Hills Planning
Commission and City Council, indicated as ramp #1 in the masterplan, The materials subrnitIed at that
lime, and shown again below, ~Iuslrate the proposed design and materials 01 the ramp, The materials
used inckxle: brick. architectural precast ooncrete, metal screening, and glass, AdditiOnal ramps are
likely to draw from the same palette, while being designed for their specifIC oootext

Architectural precast panel

Poured concrete wall & beam

Metal screen

Face brick base course

.

Comer bay 01 proposed Parking Ramp # 1

October 2002

Page18
