Setbacks - Does not meet requirement. <br /> <br />The Pront setback for principal buildings in the R-2 district is 40 feet. Staff advised the applicant that the side setback for accessory structures <br />will likely change to five feet when the Zoning Ordinance revisions are contemplated by <br />the Planning Commission and City Council later this fall. The application contemplates <br />moving the garage slightly to the north which would make the proposed garage compliant <br />with the side yard setback for accessory structures which will likely enacted later this fall. <br />The garage would need a variance for the front setback in any instance. The applicant <br />hils stated that it would not be possible to move the garage away from the front property <br />line as there is a very steep negative grade to the east and the lot is very narrow (50 feet). <br /> <br />2. Lot Coverage - Meets Code Requirement. <br /> <br />The requirement for all residential districts is a maximum of25%. The principal <br />structure and detached garage would constitute 2 I % lot coverage. <br /> <br />3.
