.

.

.

") ()
, ARDEN HILLS PLANNING COMMISSION - APRIL 2, 2003

6

9,

That the oil and sand location on the site plan be deleted and the waste oil drop
off be incorporated into the existing County waste oil storage on the site and the
County come up with an acceptable method to convey that waste oil into their
container If tbat is deemed unworkable the County come back to tbe City to
amend their site plan,
That the landscape plan include landscaping to the west side of the building not
knowing when tbe National Guard will build their facility,

10,

Commissioner Larson asked if it was proper that they do not approve the waste oil
maintenance facility and instead have them come back with a plan at a later date for
review by the Conunission. Chair Sand replied that would require an amendment to the
motion,

Commissioner Zinunerman noted the reason he included it was because there was a
location shown on the site plan tbat they did not feel was an appropriate place, so he
wanted residents to be able to drop off oil at the same place that tbe County placed tbeir
oil. He indicated tbey could discuss not having waste oil on the property. Conunissioner
Larson stated he was fine with the motion as it stood.

Chair Sand asked if the motion as presented was agreeable to the County, Mr, Heider
replied tbe condition would require residents to hand the waste to an employee who
would carry tbe waste into the building for disposal. He noted from a safety issue, it
would be difficult to have people behind tbe building dropping off their oil.

Conunissioner 13ezdicek asked if this would preclude residents dropping off tbe oil
outside of business hours, Mr, Heider replied that was correct. The oil would need to be
dropped off during business hours.

Commissioner Ricke suggested eitber tbe disposal had to be a part of their own disposal
or they needed to present an alternative plan that was approved by the Conunission, Mr,
Parrish replied the County could determine from their operations if there was a need for
this type of a facility, tbey could amend their site plan at a future date,

Chair Sand noted their intention was to not allow the drop off facility at tbe front, but
rather to provide an alternative site on the property.

The motion carried unanimously (6-0),

B.

PLANNING CASE 03-09:
VARIANCE

BRUCE GODE, 3538 GLEN ARDEN ROAD,

Chair Sand opened the public hearing at 7:35 p,m,

Mr Hellegers stated applicants were requesting a 6-foot variance from tbe minimum side
yard setback for one side, This variance would allow construction of an attached 24x26
garagc four feet from the northern property line. Mr Hellegers reviewed their report
dated March 27, 2003 and recommended denial of thc Site Plan Rcview for thc reasons as
outlined in their report, Mr Hellegers noted this public hearing had been properly
noticed,
