PE

Date:
Subject:

November 29, 2001
County Road D and Cleveland Avenue Sire Plan. Plan Review

J have reviewed the sire plan for rhe proposed development on the northeast comer of Ihe
intersection of County Road D and Cleveland A venue, Following are my comments:

L Jt appears there could be potential drainage problems with the drainage/grading design. The
proposed drainage design has substantial amount of site lunoff flowing from the driveway
entrances into County Road D and Cleveland A venue, Runoff from the site into the
roadways should be limited by modifying the proposed grade or by adding catchbasins,

.

There is also a concern of porential nooding of the properties to the nurth from the site runoff
via the ditch on the north side of the property. An alternative collection area could be a swale
in the boulevard at the intersection comer with an outlet piped to the existing Slormsewer.

.
The developer should submit existing and proposed drainage calculations for the site runoff
to the City Engineer for review,

2, Rice Creek Watershed DisTricr will require the developer to apply for a drainag~J)ennit and
provide for stormwater runoff treatment.

3, The developer should submit a detailed utility plan,

4, Details are not clear on lhe heights of the proposed retaining walls. Some of Ihe taller
sections of wall will require safety railings,

5, The proposed area drain in the lower level will be required to drain into the storm drainage
system, A detail of [he connection should be included in the utility plan. ft appears that a
sump pump will be required for this drain. This shall nol be connected to the sanitary sewer
scrvj ce.

6. The ramp on the west side of the proposed building is very steep at 12,75%. This ramp
should nOI bc used for public access.

.

TOTAL P. 131
