<br /> <br />R-2: Single and Two Family Residential <br />Existing: 3331 New Brighton Road: .532 acres (23,180 square feet) <br />3355 New Brighton Road: .439 acres (19,115 square feet) <br /> <br /> <br />Proposed: 3331 New Brighton Road: .516 acres (22,477 square feet) <br />3355 New Bri hton Road: .455 acres (19,818 s uare feet <br /> <br />2.06 units per acre (existing [the proposed units per acre is the same]) <br /> <br />Relatively flat. <br /> <br />Notice <br /> <br />Notice was published in the Arden Hills/Shoreview Bulletin on Wednesday, June 23, 2004 and <br />notice was prepared by the City and mailed to residents within three-hundred fifty (350) feet of <br />the subject property. <br /> <br />Overview <br /> <br />The applicant has proposed subdividing a 703 square foot area of his property (3331 New <br />Brighton Road) and attaching it to his brother's property (3355 New Brighton Road). <br />Subdivisions are regulated by Chapter 11 of the City Code of Ordinances. The Code states that <br />the following conditions shall need to be complied with: A survey, relation to the Zoning <br />Ordinance, impact on the public welfare, conformity, payment of filing fees. <br /> <br />A survey of the area has been submitted with the application and an 11 x 17 inch copy is . <br />attached for the Planning Commission's review. As mentioned below, the proposal would meet <br />zoning requirements. The public welfare would not be affected by this minor subdivision. <br /> <br />Plan Review <br /> <br />Following is staffs analysis of the proposal relative to applicable requirements. <br /> <br />1. Zoning - Meets requirement <br /> <br />The proposal would not impact property setbacks and the property would remain as a <br />permitted use. The proposal appears to conform with the lot size requirements; lot <br />dimensions would not be substantially altered, <br /> <br />2. Park Dedication - Not applicable <br /> <br />The subdivision of property triggers the park dedication requirements for the City.
