DATE: July 12, 2004 Agenda Item 6.C TO: Mayor and City Council Peter Hellegers, City Planner ~~ FROM: SUBJECT: PC #04-17, Guidant Corporation, 4100 Hamline Avenue Master Planned Unit Development (PUD) 4th Amendment and Site Plan Review for parking lot modifications ReQuested Action The applicant has requested a Master Plan PUD (4th) Amendment to allow for the relocation of parking areas from the east parking lot (just west of Lexington Avenue) to the south parking lot (located to the east of the former Fernwood Avenue and south of Guidant Drive South) and turning the removed portion of the east parking lot into green space. Plannine- Commission Recommendation . Recommendation and Conditions of Approval At their July 7, 2004 meeting the Planning Commission reviewed Planning Case #04-17 and recommended approval of the Master Plan PUD Amendment subject to the following conditions: I. I The applicant shall revise the landscaping plans and planting schedule to meet the minimum planted tree size requirements. 2. The applicant shall continue to abide by the conditions of approval as stated in the approved Master Plan PUD except as amended by the four subsequent amendments. 3, A PUD Amendment form, drafted by the City Attorney, shall amend the PUD and encompass all four amendments to the Master Plan PUD. A building permit may only be issued after the PUD Amendment document receives the approval of the City Council and is executed by both the City Council and the applicant. Options I. Recommend approval as submitted. 2. Recommend approval with conditions. 3. Recommend denial with reasons for denial.
