<br />~ <br />~HILLS <br /> <br />MEMORANDUM <br /> <br />. <br /> <br />DATE: <br /> <br />July 12, 2004 <br /> <br />Agenda Item <br /> <br />6.C <br /> <br />TO: Mayor and City Council <br /> <br />Peter Hellegers, City Planner ~~ <br /> <br />FROM: <br /> <br />SUBJECT: PC #04-17, Guidant Corporation, 4100 Hamline Avenue <br />Master Planned Unit Development (PUD) 4th Amendment and Site Plan Review <br />for parking lot modifications <br /> <br />ReQuested Action <br /> <br />The applicant has requested a Master Plan PUD (4th) Amendment to allow for the relocation of <br />parking areas from the east parking lot (just west of Lexington Avenue) to the south parking lot <br />(located to the east of the former Fernwood Avenue and south of Guidant Drive South) and <br />turning the removed portion of the east parking lot into green space. <br /> <br />Plannine- Commission Recommendation <br /> <br />. <br /> <br />Recommendation and Conditions of Approval <br />At their July 7, 2004 meeting the Planning Commission reviewed Planning Case #04-17 and <br />recommended approval of the Master Plan PUD Amendment subject to the following conditions: <br />I. I The applicant shall revise the landscaping plans and planting schedule to meet the <br />minimum planted tree size requirements. <br />2. The applicant shall continue to abide by the conditions of approval as stated in the <br />approved Master Plan PUD except as amended by the four subsequent amendments. <br />3, A PUD Amendment form, drafted by the City Attorney, shall amend the PUD and <br />encompass all four amendments to the Master Plan PUD. A building permit may only be <br />issued after the PUD Amendment document receives the approval of the City Council <br />and is executed by both the City Council and the applicant. <br /> <br />Options <br /> <br />I. Recommend approval as submitted. <br />2. Recommend approval with conditions. <br />3. Recommend denial with reasons for denial.
