To incorporate oftlce and light industrial uses where desirable and compatible, but not <br />heavy, truck or rail intensive businesses, or business dependent on extensive outdoor <br />storage of either raw matcrials or finished goods. <br /> <br />3. To take full advantage of the opportunities for exceptional regional access and visibility <br />to 1-35W and other major transportation corridors for the development of high valued <br />uses that can take maximum advantage of these key locations. <br /> <br />4, To locate a variety of housing types within neighborhoods that arc planned and designed <br />to foster community and that are well served by local streets, trails, local parks and <br />natural areas. <br /> <br />5, To determine the specific mixturc of housing types, styles, and values after carefully <br />evaluating a variety of options and the distinct ways that each responds first to the <br />existing character of Arden Hills and the demand represented by current Arden Hills <br />residents and employees, then to new residents and employees of new and expanding <br />businesses to be established within the area. <br /> <br />6, To accommodate the amount and typc of rctail development within the project that can be <br />sustained and will provide service to area businesses and residents. <br /> <br />7, To anticipate thc impact that reuse of the Arsenal will have on adjaccnt land and plan to <br />minimize adverse effects accordingly, <br /> <br />Parks, Trails, and Open Space Goals: <br /> <br />I. To provide a balance of active and passive public open spaces that respect and take <br />advantage of natural site topography and features, <br /> <br />2.
