<br />-~. <br /> <br />. <br /> <br />Sil!n Standard Adiustment Criteria <br /> <br />The signage standards state that a sign standard adjustment may be approved if the following <br />criteria of A or B, and the necessary criteria of C are met: <br /> <br />A. There are site conditions which require a sign adjustment to allow the sign to be <br />reasonably visible from a street immediately adjacent to the street; Or, <br /> <br />B. The sign adjustment will allow a sign of exceptional design or a style that will <br />enhance the area or that is more consistent with the architecture and design of the <br />site; And, after finding positively on condition A or B above, <br /> <br />C. The sign adjustment will not result in a sign thal is inconsistent with the purpose <br />of the zoning district in which the property is located. <br /> <br />Staff Determination and Recommendation <br /> <br />Due to the loeation of the property, and since the proposed sign is much smaller than the "MSI" <br />sign which was recently removed, staff has made the following findings: <br /> <br />1. There are site conditions which require a sign adjustment to allow the sign to be reasonably e <br />visible from a street immediately adjaeent to the site. <br /> <br />2. The sign adjustment will not result in a sign that is inconsistent with the purpose of the <br />zoning district in which the property is located. <br /> <br />Therefore, in Planning Case #04-03 staff recommends approval of the Sign Standard Adjustment <br />based on the aforementioned findings and subject to the following condition: <br /> <br />I. Should the signs require building or electrical work, the applicant shall file the <br />necessary building and electrical permits with the City Building Official for <br />approval prior to the issuance of a building or electrical permit. <br /> <br />Options <br /> <br />I. Recommend approval as submitted. <br />2. Recommend approval with conditions. <br />3. Recommend denial with reasons for denial. Ifthe City denies the petitioners request, <br />"...it must state in writing the reasons for the denial at the time it denies the request." <br />4.
