Zehring, is a commercial <br />development and management company headquartered in downtown <br />Sf, Paul. We focus on suburban for lease office/medical buildings, <br />typically 20,000 to 40,000 square feet in size. <br /> <br />Our proposed project for 3130 Cleveland Avenue North conforms to that <br />model. MSP currently has the site under contract for purchase with Mr. <br />Steve Nelson, ABE Investments, and we are proposing significant positive <br />changes and additions to the already approved building for this site. ABE <br />Investments has agreed to sell the property to MSP contingent upon city <br />approvals. We are proposing a single story, hip roof office/medical <br />building wilh Sf, Paul Radiology as our anchor/sole tenant for the first ten <br />years. The building is approximately 7,200 rentable square feet and has <br />more than ample surface parking for Sf, Paul Radiology's staff and patient <br />load at full capacity, and any subsequent office tenants in the future. <br />Through our conversations with the neighboring land owners, we have <br />added to an already full landscape plan, scaled the building back from <br />its already approved two stories to one, and have kept trash, lighting and <br />sight lines for neighboring houses to minimum impact. <br /> <br />The project has a proposed occupancy date of September 1, 2004, <br />requiring us to break ground no later than early April. At this point, three <br />variances are being requested in order to accommodate the needs of <br />the building: parking setbacks off the public right of way (currently <br />approved in Mr. Nelson's plans), clinic space in excess of 3,000 square <br />feet in a neighborhood business district, and the ability to use EIFS as a <br />part of the exterior materials. EIFS will help provide a variety of textures <br />and colors to the building's aesthetics. MSP pays special attention to the <br />exterior of the building and only builds "Class A" buildings in "Class A" <br />locations. <br /> <br />. <br /> <br />. <br /> <br />. <br />
