The variances would allow <br />the applicant to improve the front porch entry, and also to construct an attached two-car garage . <br />to replace the existing attached single-car garage. <br /> <br />Planninl! Commission Findinl!s and Recommendation <br /> <br />At their March 3, 2004 meeting the Planning Commission reviewed this case and made the <br />following findings: <br />I. The circumstances for which the variances are requested are unique to the property. <br />2. Granting of the variances would be in keeping with the spirit and intent of the City's <br />Zoning Ordinance. <br />3. The property in question could not be put to a reasonable use without the granting of a <br />vanance. <br />4. The hardship was not created by the owner. <br />5. Granting the variance would not alter the essential character of the neighborhood. <br /> <br />Therefore, In Planning Case #04-05, the Planning Commission has recommended that the <br />request for a 19.80-foot rear setback variance and a 13.30-foot front yard setback variance be <br />approved to allow for the construction of a new garage in approximately the same location as the <br />existing garage, construction of a new addition in approximately the same location as the <br /> <br />\\Earth\Planning\Planning Cases\2004\04-05 Spencer Variance (PENDTNG)\03-29-04 CC Reportdoc <br /> <br />. <br /> <br />Page 1 of2 <br />
