<br />\ <br />) <br /> <br />) <br /> <br />Site Overview <br /> <br />Due to the shallow depth of the property (74.2 feet), the house docs not mcct our current <br />setback regulations (scc #1 below) and is therefore considered a non-conforming <br />structure. According to Ramsey County property information the house was built in <br />1948, prior to the establishment of the Ardcn Hills Zoning Ordinance, so the house <br />currently has legal non-conforming status. <br /> <br />The applicant proposes to remove the currcnt single-car garage (12.3 x 20.8; 255.84 sq. <br />ft.) and build a new two-car garagc (22 x 26; 572 sq. ft.) that would maintain thc current <br />distance from the back property line (10.2 feet). In addition to the new garage the <br />applicant is proposing to remove the breezcway and convert it into an office area and <br />entryway. The addition would maintain the existing distancc from the rear property line <br />(15.4 feet) but would bring the front of the entryway/office closer to the front property <br />line (41.8 feet), but would remain behind the front setback. Finally, the applicant is <br />proposing to remove the existing front steps and rcplace the steps with a new stoop (6 x <br />7) that would be no closer to the front property line (26,7 feet). The front line of the <br />house is currently 32.7 fcet from the front property line. In addition the above mentioned <br />improvements the applicant proposes to removc the existing bituminous drive and deck <br />area and install a new concrete drive and patio area. The application also mcntions that <br />the applicant intends to re-dash the stucco exterior, replace the cxtcrior trim and change <br />Ahe exterior colors to be aesthetically pleasing. <br /> <br />1.
