(Please see Project drawings.) <br /> <br />In conjunction with this project we plan to re-dash the stucco exterior ofthe entire house, <br />replace the exterior trim, replace the front stoop and stairs, and replace the deck with a <br />ground level patio more in keeping with the overall style of our home. Simultaneously <br />we want to change the exterior colors to be aesthetically pleasing. <br /> <br />The overall goal of our project is to repair and improve the exterior of our home while <br />adding a morc functional garage. <br /> <br />Hardship Criteria <br /> <br />".) <br /> <br />. <br /> <br />I. Whethcr the circumstances for which the variance is requested are unique to the <br />property. <br /> <br />Lake Lane is a relatively narrow onc-block-Iong dead-end street off of Lake Johanna <br />Boulevard that has unique lots because ofthc way they are oriented to Lake Lane. The <br />circumstances that lead us to seek a variance are not shared by the vast number of homes <br />in our area because of the unusual configuration of our property, but would be shared by <br />the other homes on Lake Lane (14 properties). <br /> <br />This home is a nonconforming building due to the lay of the lot. Since the depth of the <br />lot from Lake Lane is only 74.22 feet, the required front and rear set backs (40 and 30 <br />feet respectively) would only allow approximately 5 feet for the house to sit on. Due to <br />this unique characteristic of the property (shallow depth) it is necessary to request a <br />variance to make the improvements possible. <br /> <br />We are seeking a variance from the required 30' rear set back requirement to allow us to <br />build where our current structure stands. The proposed addition would lie at the same <br />point in relation to the rear line, as does the current breezeway (15.4 feet) and even with <br />the main residence. The proposed garage (22' wide by 26' deep) would lie the same <br />distance from the rear line as the current garage (10.2 feet). <br /> <br />. <br />
