<br />MINUTES <br />CITY OF ARDEN HILLS, MINNESOTA <br />PLANNING COMMISSION <br />WEDNESDAY, MARCH 3, 2004 <br />7:00 P.M. - ARDEN HILLS CITY HALL <br /> <br />. , . <br /> <br />. <br /> <br />CALL TO ORDER <br /> <br />Chair Sand called the meeting to order at 7:04 p.m. <br /> <br />ROLLCALL <br /> <br />Present were Commissioners Clayton Larson, Ken Bezdicek, Elizabeth Modesette, <br />Megan Ricke, Clayton Zimmerman, and Chair David Sand. <br /> <br />Absent: Commissioner Fran Holmes. <br /> <br />Also present were Council Members Lois Rem, Brenda Holden, City Planner Peter <br />Hellegers, Assistant City Administrator, Aaron Parrish, and Recording Secretary <br />Kathleen Altman. <br /> <br />A. APPROVAL OF MINUTES FROM PLANNING COMMISSION MEETING <br />HELD ON FEBRUARY 4. 2004. <br /> <br />Commissioner Ricke requested the following changes: Page 8, last paragraph, change . <br />concern to concert, Page 13, fourth paragraph, change Christ to Chris. <br /> <br />Commissioner Zimmerman moved, seconded by Commissioner Larson to approve the <br />February 4, 2004 minutes as amended. <br /> <br />The motion carried unanimously (6-0). <br /> <br />PUBLIC HEARINGS <br /> <br />A. PLANNING CASE #04-03: PAUL SPENCER; 1863 LAKE LANE; VARIANCE <br /> <br />Chair Sand opened the public hearing at 7:06 p.m. <br /> <br />Mr. Hellegers stated applicants were requesting a variance of 19.8 feet from the principal <br />structure rear yard setback and a variance of 13.30 feet from the principal front yard <br />setback. The variances would allow the applicant to improve the front porch entry, and <br />also to construct an attached two-ear garage to replace the existing detached single-car <br />garage. Staff reviewed the proposal noting the five requests for a zoning ordinance <br />variance. Staff recommended approval based on the following conditions: <br /> <br />1. <br /> <br />The applicant shall file all necessary building permits with the Building Official <br />for approval prior to the issuance of a building permit. Building permit plans <br />shall be submitted to the Building Official a minimum of two (2) weeks before <br />the planned start of construction. <br /> <br />. <br />
