<br />. <br /> <br />City of Arden Hills <br />2005 Assessment Policy <br /> <br />with a lot unit being defined as a platled single-family residential lot or equivalenl, <br />which, according to current Arden Hills Municipal Code cannot be further subdivided <br />for R-l and R-2 residential use. <br /> <br />If a property has been assessed on a lot unit basis for a public improvement, and <br />subsequently a property division is made creating additional lot units, then a <br />supplemental charge shall be made 10 the property at the same rate which applied <br />under the original assessments. <br /> <br />All tax exempt stalus properties shall be subdivided to delerrnine the assessable lot <br />units or part thereof. <br /> <br />Corner lots shall be assessed on the s1reel1hat is used for Ihe mailing address. <br /> <br />If a street improvement project is requested to be constructed to a greater widlh <br />and/or thickness Ihan the slandard by thc abutting property owners, the excess cost <br />above Ihat of the slandard reconstruction cost shall be assessed one hundred percent <br />(100%) 10 those properties. <br /> <br />. <br /> <br />All properties with lax exempl sta1us and abutting new street reconstruction, street <br />reconstruction, or bituminous overlay improvements shall be assessed at one hundred <br />percenl (100%) ofIhe cosl ofIhe improvement. <br /> <br />The assessment process shall be calTied out in accordance with Minnesota Slatules <br />Chapter 429.
