<br />. <br /> <br />. <br /> <br />. <br /> <br />) <br /> <br />Proposed Building Height <br /> <br />~ <br />35' _ Approx. range 1~,6-15' <br /> <br />6, <br /> <br />Special Use Permit Analysis - Finding Required <br /> <br />General Requirements <br /> <br />Section 8, D, 3, b of the Arden Hills Zoning Ordinance states lhe City Council and Planning <br />Commission: <br /> <br />"...shall consider the effect of the proposed use upon the health, safety, convenience and <br />general welfare of the owners and occupants of surrounding land, in particular, and the <br />community as a whole, in general, including but not limited to thefollowingfactors: <br />existing and anticipated traffic and parking conditions; noise, glare, odors, vibration, <br />smoke, dust. air pollution, heat, liquid or solid waste, and other nuisance characteristics; <br />drainage; population density; visual and land use compatibility with uses and structures <br />on surrounding land; adjoining land values; park dedications where applicable, and the <br />orderly development of the neighborhood and the City within the general purpose and <br />intent of this ordinance and the Comprehensive Development Plan for the City. " <br /> <br />The Planning Commission must again make a finding as to whether or not the <br />proposed Special Use Permit would adversely affecllhe sUlTounding <br />neighborhood and larger community as per the aforementioned factors. <br /> <br />Staff Findinl!"s and Recommendation <br /> <br />Finding <br />Staffrecommends making the following finding: <br /> <br />"The planning commission has considered the effect of lhe proposed special use upon the <br />health, safety, convenience and general welfare of the owners and occupants of Ihe <br />sUlTounding land, in particular, and Ihe community as a whole and have found that the <br />proposed special use would not adversely affect the sUlTounding neighborhood and larger <br />community as per the factors as lisled in Section 8, D, 3, b of the Zoning Ordinance" <br /> <br />Recommendation and Conditions of Approval <br />In Planning Case #04-10 slaff recommends approval of the Special Use Permit (Sixth) <br />AmendmentlMaster Plan and approval of the Site Plan subject to the following conditions: <br />1.
