<br />-'j <br /> <br />) <br /> <br />) <br /> <br />Low Density Residential (LDR) - is the traditional single family <br />residential land use category. A density range of 3 - 5 units per acre <br />maximum density is allowed. <br /> <br />Medium Density Residential (MDR) - is the apartment and townhome <br />land use category providing for density of up to 8 units per acre. Mobile <br />homes are also in this category. <br /> <br />Hi!!h Densitv Residential (HDR) - is the apartment and townhome land <br />use category providing for density of up to 12 units per acre. Mobile, <br />homes are also in this category. <br /> <br />Mixed Residential (MR) - is the category designed to provide for a <br />variety and mixture of housing types, particularly in the TCAAP area. <br />This category will allow for those types of units not readily available now <br />in the city. <br /> <br />The triangular area bounded on the: south by Highway 96, cast by Highway 10, <br />and the west by 1-35W contains the Arden Manor mobile home neighborhood. As <br />development in the 1-35W sub-region increases, it is anticipated this area will be <br />considered for redevelopment. Its location and access characteristics make it an <br />appropriate site for a commercial and/or industrial use. This evolution ofland <br />uses is not anticipated to occur from government intervention, but rather private <br />market forces. It is not expected that any redevelopment will occur within the <br />next ten years, and the land use designation and zoning are not proposed to be <br />changed at this time. With development proposals, the city may want to entertain <br />changing the designation and zoning for commercial and/or industrial uses and <br />removing the residential designation. Market forces and the pace of development <br />on TCAAP will determine the timing of this expected change. <br /> <br />t. <br /> <br />NeiKltborltood Busille~~ <br />- <br />Neighborhood Business designates small, isolated areas for neighborhood <br />commercial land uses when they are compatible with surrounding residential uses. <br />Commercial uses that are high traffic generators, noise generators or otherwise <br />not compatible with residential neighborhoods, are inappropriate. Typically <br />Neighborhood Business areas will be located on intersections or nodes that arc on <br />the edge of residential areas, are not desirable sites for housing or have <br />traditionally been occupied with neighborhood services. <br /> <br />Commercial <br /> <br />Commercial designates areas for a broad range of retail shopping and services to <br />meet the needs of the community.
