<br />. <br /> <br />. <br /> <br />. <br /> <br />~ <br />~~HILLS <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />Agenda Item 2.D <br /> <br />July 16, 2004 <br /> <br />TO: City Council <br />FROM: Scott Clark, Community Development Directo~ <br />SUBJECT: Redevelopment Direction <br /> <br />Backeround <br />The purpose of this Council item is to obtain direction and consensus on staff pursing the <br />redevelopment of selected sites (the old City Hall and the lndykiewicz property) and a general <br />discussion on the future development of the Chesapeake property. Staff recoguizes that some of <br />the discussion points may have been previously reviewed (salient memorandums are attached) <br />but a review of key policy issues is critical for new staff. <br /> <br />Old City Hall Site <br />This approximate 6.5 acre site has a number of redevelopment challenges attached to it including <br />a site that does not have a lot of depth, especially when you consider setbacks from residential <br />properties, from Highway 96, etc., and the zoning on the property (Neighborhood Limited <br />Business) is extremely limited both in terms of use and the size of facilities. Additional problems <br />include not haviifg as-builts for existing conditions and needing environmental information to <br />determine demolition cost and whether any site issues need to be remedied.
