Real Estate Commission: Seller agrees to pay Frauenshuh Companies a real estate <br />commission equal to three point five percent (3.5%) of the purchase price. <br /> <br />12. Non-Bindino Letter of Intent: Only the Purchase Agreement when fully executed by both <br />Seller and Buyer shall constitute a binding and enforceable agreement obligating the <br />Seller to sell and the Buyer to purchase the Property. <br /> <br />If the foregoing is acceptable, please execute of the Letter of Intent and return it to the <br />undersigned on or before February 5, 2004.
