<br />. <br /> <br />City of Arden Hills <br />2005 Assessment Policy <br /> <br />with a lot unit being defined as a platted single-family residential lot or equivalent, <br />which, according to current Arden Hills Municipal Code cmmot be further subdivided <br />for R-I and R-2 residcntial usc. <br /> <br />If a property has been assessed on a lot unit basis for a public improvement, and <br />subsequently a property division is made creating additional lot units, then a <br />supplemcntal charge shall bc made to the property at thc samc rate which applied <br />under the original assessments. <br /> <br />All tax exempt status properties shall be subdivided to determine the assessable lot <br />units or part thereo f. <br /> <br />Comer lots shall be assessed on thc strcct that is used for the mailing address. <br /> <br />If a strect improvement project is requested to be constmcted to a greater width <br />and/or thickness than the standard by the abutting property owners, the excess cost <br />above that of the standard reconstmction cost shall be assessed one hundred percent <br />(100%) to those properties. <br /> <br />. <br /> <br />All properties with tax exempt status and abutting new strcet rcconstruction, street <br />reconstruction, or bituminous overlay improvements shall be assessed at one hundred <br />percent (100%) ofthe cost ofthe improvement. <br /> <br />The assessment process shall be carried out in accordance with Minnesota Statutcs <br />Chapter 429. The assessment rate shall be on a pcr-Iot unit basis and shall be <br />calculated and proccsscd in accordance with the current Arden Hills Pavement <br />Management Program and Assessment Policy. <br /> <br />. <br /> <br />2005 Assessment Policy Manual- Page 11 <br />
