<br />. <br /> <br />2. <br /> <br />City Obligations. The City shall accomplish the fonowing tasks: <br /> <br />a. Participate in negotiations and review and comment on any <br />proposed agreements. <br /> <br />b. Advise the Developer of the status of an negotiations with <br />various agencies and parties through regular progress reports. <br /> <br />B. Environmental Analvsis of the AH Reuse Area. <br /> <br />I. Developer Obligations. Developer shall accomplish the following <br />tasks: <br /> <br />a. Coordinate negotiations with state and federal regulators to <br />determine remediation standards which are acceptable to the <br />parties. <br /> <br />b. <br /> <br />Ascertain the status of the Army's remediation efforts and <br />coordinate negotiations with the Army for the transfer of <br />remediation responsibility if deemed necessary or appropriate <br />by the parties. <br /> <br />. <br /> <br />c. Compile feasibility studies encompassing environmental, <br />demolition, infrastructure, market and open space issues in <br />sufficient detail to permit the City to reasonable proceed in <br />the development of a comprehensive plan and official <br />controls, which will be applicable to the AH Reuse Area. <br /> <br />d. Work with insurance carriers to manage environmental risks <br />and costs through specific pollution liability policies, and in a <br />manner that does not expose the City to future environmental <br />clean-up costs. <br /> <br />e. Coordinate financial arrangements and insurance liability to <br />maximize financing feasibility for redevelopment. <br /> <br />2. <br /> <br />City Obligations. City shall provide Developer with environmental <br />data which City has for the AH Reuse Area or which may be <br />developed as part of the preparation of the City's Comprehensive <br />Plan Amendment and Infrastructure Plan. <br /> <br />. <br /> <br />4 <br />
